Another garage build

Finally got to a point where I can start my garage extension Not quite on the same scale as Ian's borednow grand design but I think a divorce would entail if I got what I really wanted .

Since moving in at the beginning of the year I've sorted out the living room (1960 bungalow) which was very dated. Fitted a new kitchen, removed the excessive amount of sheds (3 in total ) and organised a loft conversion.

Building regs and planning say I'm good to go as exempt from building regs and under permitted development It should hopefully look a bit like this:

   

In reality the rear wall will be about 150mm from the rear fence. The existing garage wall is on the boundary and where the new part of the garage will be located, my neighbour has a shed up to the fence so to avoid any disruption I have built it off the boundary slightly.


 

So with the sheds gone it's freed up the area where it will be located, the summer house will go when the new building is water tight.

So in the pouring rain yesterday I managed to remove quite a bit of earth. The land goes up hill ever so slightly do I need to bring it down by a foot to know where I stand with strip raft foundations. First skip is filled and another coming on Tuesday.

Will have weekly updates as I want to get this done so I can continue with my R32 conversion

Its not like we had a lovely summer or anything. Did you wait for the rain so you wouldn't sweat too Rich. ?

Looks nice. The good thing with a smaller build is that it is possible to do the ground works yourself. Mine works out at about 35t to come out, 10t of stone to go in for the base and then about 18 cube (3 lorries loads) of concrete. Plus about 3 tonnes of steel!

I'm beginning to wish I'd gone smaller!

Good luck with it and hopefully we'll have a dry October for us

Oh I was still sweating but it was hard to make out from the rain

I'm hoping to get this done pronto before the more extreme conditions kick in, I hope the beast of the east doesn't make a return :O

More digging Got the area cut out down 300mm, need to dig another 300mm but boy the ground is hard at that depth. Dad and I took about half an hour to take out a metre squared with a pickaxe so I got the jack hammer out .

All broken up and we should finish digging on Saturday.

Yes got there finally.  

The existing structure is on a raft so going to keep it the same. Compacted 803 sub base, reinforced 6" concrete on top. First course of bricks with visqueen membrane tucked over and then 3" screed to level with existing floor.

So last night i put in a few hours and found this beauty:



Fortunately in doesn't go anywhere and the end was covered in a cowl of bricks. Make shift soak away. Wasn't expecting to find it going in that direction but no problem as going to dig a drain going down to meet the existing drain.

 

Started digging at 8 am this morning , pretty much cleared the area and filled another skip. Another coming on Monday.

Got folks coming round tomorrow to help bag the remaining bit. They are up on Monday and Tuesday to help nib away and ensure I have a consistent level for the slab . Then I will get all the materials ordered .

Uncharted services are a pain ain't they?

I found the original gas main and water main tucked in against the side of the house. Fair enough. The previous owner did say he'd had them replaced with alkathene pipes.

But we also found another 5 metal pipes of varying diameters running up through the excavation! Always a bit nerve racking to say the least!

Going for a screed as well eh? Cool. I'm hoping my concrete will be good enough to leave it as the florr of the garage.

Changed the plans lol

Going to go strip foundation, cleared the area down to around 2 foot.

Unfortunately there is an area in one corner where the earth is very soft so going to have to dig down any way so might as well put in strip foundations and go down with blocks a bit further than the other sides.

The reason for the screed was to get the final floor level and introduce the dpc between the reinforced concrete and final screed floor. No worries now as will just do the final floor in one go.

Today managed to get most of the trench dug out. Tomorrow morning should get it finished

Quite a bit done in the last few days. We've gone down over a metre in most of the trench and widened it to 500mm.

That's all the digging done phew Next materials arrive on Tuesday and then tidy up the trench and get it ready for pouring concrete on 13th. Going to match the London buff bricks with the existing garage . Should look the biz

It was nice to have last weekend as a break
 

So far this week….

Tidied the trench. Pegged out to 200mm for concrete 

Material arrived at the break of dawn this morning



And carted to the back garden ready for Saturday
