Property floor space, any estate agents on here?

When a property is advertised with say a size of 100m2 is that the basic 'foot print' of the property including hallways, stairs, integral garages etc or only 'living' space like dining rooms, bed rooms etc???

If any estate agents or surveyors or architects can help, it would be much appreciated.

im sure its the basic footprint, the total area inside the whole perimeter.

the room sizes should be inside the details

Looking the internet there's a number of different methods, simply using exterior dimensions or interior dimensions or interior minus circulation areas, bathrooms, toilets etc.

I'm in dispute over the council tax rate, they have increased it from band D to E (£300 extra a year!) and one of possible reasons is the square metre size they are quoting. I have a double integral garage that literally takes up half of the ground floor and the 1st floor is only built over half of it. So the actually living space will be substantially less than the m2 figure they are quoting which I think is calculated from the exterior dimensions.

I have neighbours with external double garages who have more internal house space that are all in band D or even C! I need to know what the normal method of calculating the floor space is for an appeal I'm putting together.

Any other suggestions greatfully recieved

have you rung them to ask what the grounds are for increasing.

Thought they normally went of value as of 1991, or if its been improved since 93 then new improved value.

try the following link to see what all the surrounding properties are banded at, looks like a big range on your estate, but that just could be number of bedrooms etc. So try to narrow down to the ones that are the same.

Check your Council Tax band - GOV.UK

you could then use the ones that are the same as part of your appeal.

The guy I first spoke to had a sort of tourettes, all he could say was 'double garage, double garage you've got a double garage'. Been through all the websites.

Claiming others are in lower band will prob just end up with those being regraded upwards, think thats why they have started on me, someones quoted me as an example.
