Tappets
Need some help, tappets/top end is making some serious ticking noises, iv had condensation problems and have changed all the oil and filters, i think there may be some condensation/creamyness in there again, this is only around oil filler cap and dipstick though and when i drained it before the sump drained black so the oil in the engine was ok, could this be affecting the tappets at all though as it seems to have occured at the same time, not sure what to do about it, need some advice please

Or as you have just put fresh oil in give it chance to sort its self.

did the oil change about a week or 2 ago, the condensation has come back, the tappet noise dissapeared for a couple of days after the oil change but has come back, and getting worse..

Is your dipstick creamy? if so id say you have a headgasket issue? as the sludge on your filler cap is associated with short journeys, stop/start.
Another thing to do is remove your cam cover and the plastic tray under the cover and see what thats like.
Oh and magnatc is oil.

yes dipstick is creamy although i drained the oil again today, thoroughly and it all comes out black, took rocker cover off and tray and its exceptionally clean in there and all black, no sludge in sight and no sludge coming up when turned over
