Wooden garage build

Hi guys.

Just wounder if anyone has undertaken a project to build their own wooden framed garage.
I want to build one that will house my cabriolet and caddy so needs to be at least 30 foot long along with a mezzanine for storage. Looking at planning it seems being constructed from wood and as long as it’s not more that 4 meters high I won’t need planning permission.

Has any constructed anything along theses line or smaller that could give some advice.

I build kitchens etc for a living so handy with a saw and drill etc

Yes I have. Mine is 28m2 wooden structure. 


No planning or regs required….. that car isn't mine btw… 

You got any other pics from outside and during construction. Have you got a flat roof??

It's flat roof yes. 

I don't have any photos of the outside of it. But I have some of before work was insulated and boarded out. 

And one of the little car port outside of it. 

That’s looks spot on thanks for the pics gives me an idea on how to proceed. Out of interest how did you do foundations

Just stumbled across your post regarding a wooden garage while searching for something. I just wanted to give you a quick heads up on the rules given I run an Architectural practice.

The link below explains it best but, in a nut shell as long as you are more than 2m away from any common boundary the roof ridge can be up to 4m high (2.5m eaves gutter height).

You can build a structure without planning upto 50% of the land area of your property including the existing house footprint and any extensions.

Lastly, anything over 30m2 will need building control approval.

Good info that.
Now you've let the cat out the bag about your specialist knowledge, I have a question (or two)!
Is building control the same as building regs? The reason I ask is that I'm looking at having a garage built at the side, and adjoined to my house. I reckon about 32m sq. What I'm unsure of is the need to have structural plans done for this type of construction. I'm thinking single skin brick with a flat roof (as per other adjoined garages in my neigbourhood).

Yes building control/building regs same thing. Building regulations are the standards and building control are the inspectors who assess them and ensure they are up to code.

To further complicate, building control duties can be carried out by the local council or an approved private inspector.

With regards to your question. It will need building regs cover regardless of its footage as it is attached to the house.

Generally an attached garage can be built on a building notice type application which doesn't need any plans as long as the builder is happy to work in that way.

A building notice can only be assessed by the local council and application costs vary. Usually it is around £300 in the local authorities around me in the north west.

If you have any electrical work that has to signed off by a Part P qualified electrician.

Very helpful. Just didn't want to be paying out for structural stuff if it wasn't required. but the fact it is attached to the house kind of makes sense.

I hate Part P - many years ago I used to do all my own electrics. Unfortunately having studied Elec Eng at Uni doesn't make me qualified to do it myself these days!
